Why this guide
Tuscany and Lake Como are on every list. Sicily is less known to American buyers, even though it now accounts for a large share of purchases by people who live abroad. Here are the numbers, with their limits.
Who is buying in Italy
According to Scenari Immobiliari, people who do not live in Italy spent about €5.5 billion on homes in 2025. Germans are the largest group; buyers from North America are about 10%. Americans are among the most active on Gate-away, a portal for foreign buyers, although their enquiries fell in 2025.
Sicily's share
Sicily accounts for about 18% of purchases by non-residents, twice its share ten years ago. On the Gate-away portal, Palermo was one of the most searched Sicilian cities in 2024.
Terrasini in official numbers
Italy's Revenue Agency publishes ranges of property values (OMI) for every area. For the second half of 2025: Terrasini town center, standard homes, €900 to €1,300 per square meter; Terrasini seafront, villas, €1,350 to €1,950. For comparison: Lucca historic center, €2,300 to €3,400; Ostuni, Rosa Marina villas, €2,600 to €3,700. These are official ranges, not sale prices of specific homes.
Getting here
Terrasini is on the coast west of Palermo, close to Falcone Borsellino airport. In 2025 the airport handled about 9.2 million passengers, and traffic between Palermo and New York more than doubled.
Seeing it from far away
If you cannot visit yet, our pages for the new builds in Terrasini let you explore the homes in 3D and see the area from above, with straight-line distances to the sea and services.
Important
Figures from Scenari Immobiliari, Gate-away and the airport operator are reported by the press; OMI values come from Italy's Revenue Agency. They describe the market, not a specific home. Trupiano Visual is not a real estate agency.
The goal
Give an American buyer a fair picture of Sicily and Terrasini, with numbers and their limits.
Who it is for
- American buyers: comparing regions of Italy.
- Remote workers and retirees: looking for the sea, with lower official values than Lucca or Ostuni.
